Commonly Asked Questions

Building ADUs can be confusing.  Below are some of the most commonly asked questions we hear from our clients.  

ADU laws vary from city to city and county to county in WA state. Depending on what municipality you are located in will determine on what kind of ADU you can legally have. Give us a call and we can have a detailed discussion specific you your property.  

Detached ADU: This is our primary focus and is any ADU structure that is not physically attached to the primary residence.  

Attached ADU:  Is connected to the primary residence through a shared wall or roof structure.  Many of our models can be used as an attached option.  

Garage or Basement Conversions:  By using otherwise unused space under the current roof structure secondary dwellings can be created.  

Internal ADU: Remodeling a large home to create space for an ADU can maximize the functionality of an existing home.  

Most municipalities have a threshold of 1,200 SQFT or 40% of the SQFT in the primary Structure, whichever is smaller.

The Short Answer is, Not much. 

The biggest difference is that a guest house cannot have a full size sink or any form of range / oven. From there it gets more complicated. Often times a guest house has no size restrictions or requirements to be attached to the main structure. Guest Houses are also not forced to pay the same impact fees as an ADU. You are allowed to have family residing in a guest house full time but they cannot be used as a rental unit.
